What you will find in this website is my explanation on what happened, giving out some advice and showing you, my proof. My name is Sally Ward, I am 70-year-old, I live in the City of Ferndale most of my life. My husband owns his own home at the time we got married. I never purchased a house before in till we move up north in the summer of 1995. Here are the facts on what occurred when my husband and I move to Brandon Township. Since 1997, I have been researching this property and the properties in my area and it is really disturbing on how much fraud I found and because of the magnitude of records that are not recorded in the register of Deeds and taxes missing information, so it doesn't get processed in the system. I decided to become a whistle blower and put my story on this website. My Deed and Mortgage records were never recorded in the Register of Deeds. We had no idea that Automotive waste was stored and dumped here and that I would have to worry about carcinogens in our drinking water. The State government mandated my area to be a junk yard. My home was built on a Natural water runway to a wetland. due to are flooding problems, my family and I have suffered from open sores, rashes on our skin.
In the Oakland County Treasurer office, I discovered that my property has two parcel ID numbers. My ID number is D-03-36-300-031 and the second ID number is D-99-00-000-003. My State, County and Township called my property Horse Works. It's zone as personal property that means nothing attached to the land and the property tax value is $0.00. I fund two active zip code, my address is 3755 Dartmouth Road suite 720 Oxford, MI 48371 and the township business address is 3755 Dartmouth Road Clarkston, MI 48348. The government has what out of their way to never allow the real truth to come out about my property, and to make sure that my court case would never be seen or be herd in any courtroom, it's all come down to Power and Greed. For a long time now, I've had a target on my back and the County, and the Court system found their opportunity to go after my family. You need to call are government officials and tell them to stop building and selling homes on non-residential land, that not safe for public use. and demand that the State recorded all property records. Before you make up your mine about my website you really need to look at all my proof, right now I need help to fine a Civil Rights, Environmental Attorney, so I can take my case to Federal court. Since living here my voted rights don't exist, if this can happen to me it can happen to anyone. In 2002, the trees that surround my house started to die, this happens right after the State D.E.Q. attempt to clean up the dump site right down the road from me. I believe the D.E.Q. started their clean up in 1995, the same year we moved in.
When you are looking at my 2009 photograph you can see a pip sticking out ground, this pip goes under ground and come out into a ditch in my front yard, this ditch runs 200 feet along the side of my easement and flood my back yard. I started to notice that the water came up from the ground under my crawl space.
Here is my Proof; In this engineer report you can clearly see the pip going across the road, this is the same pip that is in my 2009, photograph, you need to scroll up to view this 2009 photograph, it's showed the pip running directly acres the road into a ditch in front my home. Since the spring of 1997 we had a lot of ongoing flooding problems due to the township allowing my house to be built on a drainage ditch. The township new that this house would never be safe for a family to live. My home was all read showing sign of fall apart from all the water damage. I am having a really hard time deal with oil in my well water, black mold on my walls and floors. Aver time a car or trucks drive down the road I can feel the whole house vibration.
Here is my Proof; When I made an insurance claim on the house in 1999, and the inspector came to inspect my house, Mr. Terney from AAA later sent me this letter telling me that my house is not cover under the homeowner insurance policy, because of the water that come up from surface of the ground under the crawl space and defective materials was used in the construction, he said it was the failure of the government body where the house was build. Then the inspector told me that I had to keep paying the insurance on the house to cover my belongings.
This insurance company AAA new that they should have never insured this house knowing that this house is not on residential land and that it was built on personal property, on a natural water runway to a wetland. I wish I knew before I started notice the house falling apart that no one would ever what to buy this house.
Here is my Proof; I got this map after I found out that we have very high levels of arsenic in are well water. In February of 2001 I had to get a new well put in, at the same time this was happing a cleanup was going on right down the road from me. When I called Mr. King, from the health department in March to come out to test my drinking water, I told him that my well was done. He finally calls me back in September and when he finally came out to test my drinking water, I told him that I had my own private test done and that the test results show very high levels of bacteria. In October "he said my well water was not safe to drink, it still had high levels of bacteria", after that he came back three more time, before "he said my water was safe to drink", this happen in December, I didn't know at the time that cold weather kills bacteria. In April of 2002, I had a second water test done to see if I had oil in my drinking water, when my water test results came back it came up positive for oil.
Here is my Proof; I call the State of Michigan D.E.Q. in December of 2001; at the time I was really worried about the quality of my drinking water. When I talk to Lois Graham from the DEQ, I found out much later that she was in charge of the department that taking care of hazardous waste. I told her that I noticed in 1999, a vacuum waste truck pumping stuff out of the ground on section 2 in Independence Township, "she told me that she would send me a report on section 2". When I finally got this report in January of 2002. I notice right away text message between the State D.E.Q. and the Health department talking about the attempts to clean up section 2. It has diesel fuel, chlorinated hydrocarbons, and vinyl chloride plume a cancer toxin that is odorless and has a sweet taste to it.
When I look at this letter from Lois Graham, I decided to call her. She said that there wasn't anything clear up on section 2. That is when I realize I talk to a second person in the same department. He slipped in the text message in Graham's report. At the time the D.E.Q. was looking to fine which well in my area to test, so they could determine where the toxins went, Graham and Kevin D. Lund talk about 3 homes and a subdivision called Indianwood Estates; this is located on the east side of Dartmouth Road. One of those houses was my and NO one call or came to my home to tell me about the toxins in my ground water. I did two freedom of information act letters to get my water test results, I sent it to the health department and the DEQ. They both refuse to give me my water test results. Graham said that it was just a sand gravel pit, when she known that Brandon and Independent townships were both in the junk yard business together.
Here is my Proof; This is a copy of my 2003, property tax record that showing what the land is zone as, the State, County and Township zoned this land as (SI) (Suburban Improved Township Only). It was never zone as (RP) (Residential Personal) or (RI) (Residential Improved). The Townships are not allowed to build homes or tax the public for land that they own. When you are looking at my tax record, you can clearly see my Parcel ID number, right next to it is the zoning code reference (SI).
Here is my Proof; This is my 2017 summer and winter tax statement; you can get an idea on how much I pay in taxes for untaxable land. The really disturbing thing is I have several different maps for my area, one I purchase from the Register of Deeds office, and Brandon Township gave me several maps, those maps are different from each other, it doesn't make any sense. Brandon and Independence Township's has work together for a really long time. I have been wondering who has been ripping me off when it comes to my tax and mortgage money.
Here is my Proof; This is a 2018 copy of my true property tax record that I found online. On the Oakland County Treasurer website, my property is known as Horse Works. On the document you can see the Parcel ID number is D 99-00-000-003, and it states that the true value of the land is $0.00. If you look really close at this document, you can see that there's no mention to any acreage of the land. The whole section of 36 is personal property, there is lifetime leaseholders and small track businesses. The Treasurer office what out of their way to covered up the truth. Are Voted Rights Doesn't Exist.
Here is my Proof; This is a Treasurer Office Zoning Codes Reference File Listings, that was on the treasurer wall. I ask for a copy from the Clerk, she was nice and made me a copy. Soon after the Clerk took down the zoning codes listing. I hope this zoning code reference will help you in your research.
I discovered in my T-Mobile phone bill that I have a suite 720 add to my mail address. So, I add the suite 720 to my driver license and on my medical marijuana license. I deliberately did this knowing that I would link myself to a Brandon Township Michigan Municipal Corporation. Since I did this the township cannot have any dispensaries in their area. It's because I link my safe to my medical marijuana license and to their township corporation. Several townships in my area, are making a lot of tax revenue from the dispensaries. Since now I have two active zip code it come up aver time I go online.
Here is my proof; The Secretary of State had no problem add the site 720 address to my Driver License. The Oakland County and Brandon Township refuse to add my site 720 to my vote card. The Register of Deeds office the Clerk Lisa Brown order her staff not to let me view anymore records. I did get really lucky, and I was able to go online and buy a copy of my 2018 tax record before the Treasurer Mr. Andy Meisner remove it from the Oakland County Treasurer website.
Here is my Proof; I stop voting after 2006 election because my neighbor that lives across the road and work at the voting station. When I was done voted, he toke my vote and threw it down into an open cardboard box on the floor. That is when I knew my vote would never count. In 2020, I decided to test the system by voted by mail, I needed to see if my vote would count. I wondered for a long time now, why the State, County and Township would make me believe that my vote is legal. When I'm not a resident, especially since I know the whole truth about my house doesn't exist. You can go to (Check my vote) to see if your vote counts.
Here is my Proof; On 12/10/20 I ask the clerk for a copy of my voting record. I notice that my voting record showed that I did not vote in 2016, and 2018. when I did Vote. That means that the township can remove my ballot from the voting system. I have been voting sent I was 18-year-old, and now I am 70.
Here is my Proof; This is my 1995 Oxford Bank Mortgage, when looking at my Mortgage record, you can see the libber number 15508 and the page number 462, it should have been on the top of the middle of the page. The recorded stamp should have been on the top right side of the same page. the libber and the page number were missing from the record stamp. It was neve recorded in the register of Deeds.
Here is my Proof; When I want online to the Treasurer website and got a copy of my 2018 tax record that has my name on it, I notice right away that the clerk skips some dates on my tax statement, I paid late on those dates, the dates are 2006, 2007, 2010, 2012. I believe that the reason why the clerk didn't add those dates on my tax records, it's because the Township, County and the State need to have the value of the property to be $0.00, the true value.
Here is my Proof; The Mersino's 1976 tax record, they are the one responsible for built my house in 1974. You can see on their 1976 tax record that it was zone (SV) (Suburban Vacant Township Only) there was no house address it only it said Dartmouth Road, Clarkston MI 48016. The Mersino's were living in this house at the time, the wife's name was always missing from the tax record.
Here is my Proof; The Mersino's 1977, tax record, when the house finally got its house address. The house address is 3755 Dartmouth Road Clarkston Mi 48016. Then in 1980 the address change to 3755 Dartmouth Road Oxford, MI 48051. Both active zip code change in 1990, Clarkston change to 48348 and Oxford change to 48371.
Here is my Proof; This is a 1995, business tax record that called Horse Works. I was shocked because I don't own this business. I found two D.B.A. from 1989 through 1994 and 1995 through 2000, both D.B.A were never notarized by the Clerk office. The State is my landlord, and the lifetime leaseholder / tenant is Karen Mersino. I was tricked by the landlord and the tenant when we bought this house.
Here is my Proof; This is a close-up of a Brandon Townships business at 3997 Dartmouth Road. In 1943 the State Land Board seize the land. The pubic was not allowed to build any building on this land. When the State try to give back the land on December 15, 1944, it was already expired, it expired on December 12. 1944. The State gave control of the land to the township.
Here is my Proof; You can get an idea what the Brandon Township Business looks like. They had a big tent covering barrels of toxic waste. Later in 1958 the Township and the County allowed the Tersigni's to build their home on this property at 3997 Dartmouth Road.
Here is my Proof, When the business was built in 1941 at 3997 Dartmouth Road. The Township allowed the Terigni's and Mersino's family to build their homes on State land. The family in 2005 was trying to sell their home.
Here is my proof; I add the addresses on this aerial photograph, on the top of the photo is 3997, 3801, 3755 and 3685 and down below are 3690, 3750, 3780, 3870, 3900 and 3944 for Dartmouth Road and on Oak Hill Road is 5014, 5032 and 5050. you can clearly get an idea what my house was built on. They used the sand from the pond for the foundation of my house, now the house is slowly sinking into the ground.
Here is my Proof; When you are looking at this 1991, aerial photograph, you can see my house it's right next to the pond. It has a circular driveway. All those home's that were built on Dartmouth was not recorded in the register of deeds and their taxes was missing information so it would never get process through the taxes system. I have copies of all their deeds and tax records.
Here is my Proof; The Oakland County will not stop building homes on non-residential land. This property was mandated to be a Junkyard for dumping automotive waste. This property is called Coulter Lake Estates.
Here is my Proof; Townships contingent or general fund is not the property of taxpayers whose name appear on Township assessment roll, but the property of all the inhabitants of the Township. Lansing v Lansing (1959) 356 Michigan 641,97 NW 2d804. It was not legal for Brandon Township to have my name on their tax roll and charge me property tax for this house.
Here is my Proof; I found four gas and oil leases for my section of 36, here is one of the gas and oil lease. The State, County and Township did business with Amoco Production Company from Fort Wayne Texas. I had known idea what the State, County and Township was going to allowed Amoco to dump here.
Here is my Proof; This a list of Chemicals that the State DEQ and the Oakland County Health Department try to clean up in my area. My daughter and I have a rare case of eczema, the doctor told us we are allergic to metal. Barrels of Cleaning Chemicals was story on this property right down the road from me at 3997 Dartmouth Road.

Here is my Proof; This Brandon Township map was attached to the Junk Yard public notice. On this map of District 2, it's for section 33, 34. 28, 27, 21 and 22. And on District 3, it's for section 35, 36, 24. This area was never a safe place to live.
Here is my Proof; I found this document in my next-door neighbor's property records. On this property record my property is known as Brandon Township Michigan Municipal Corporation. When I did a Freedom of Information Act in 1997 to the Township and County, they both denied any responsibility when it came to the ditch in front and along the side easement of my property
Here is my Proof; This is a 2006 document it said that I have NO Living room, NO Kitchen, NO Dining room and NO Bedroom's. It only said that I have a full bath, haft bath, and a fireplace and an attached garage.
Here is my Proof; On October 8, 2023, I took this photography of the Road Commission put in a second pip into my front ditch. My neighbor at 3750 Dartmouth Road, wanted to have the road water to run off of her property onto my property. Now there is a lot more Road water running under my crawl space and my back yard. It's has added a lot more water damage to my house. The Township and the County wanted to make sure to damage my house, So I would lose everything.
Here is my Proof; This is the same October 8, 2023, photography, now I have a second pip that the Road Commission put in, to runs into my drainage ditch in the front yard. Since the Road Commission did this, right now I'm seeing a lot of carpet in my house.
Here is my Proof; This is a photograph of the first pip that was put in, in 1976 that runs into my drainage ditch. The Road Commission on October 20, 2023, they dredged out all the drainage ditches on Dartmouth and Oak Hill Road. To make sure that all the road water would drain onto my property, so to deliberately destroy my house. While my husband has been trying to fix the house.
Here is my Proof; This is a 2013 photograph of my daughter car. Since the trees were dying in the year of 2000, we were worried about the trees in are front yard and along the side of my home, we're going to fall down. At this time my daughter had no insurance on her car. She had a lot of work done to her car. She was two days away from getting her car insurance.
Here is my Proof; In fall of 2016, I was driving my daughter car. Someone deliberately running me off Dartmouth Road. When I walk home to call a tow truck. I never called the police, the police just showed up at my door. I told the officer, what happened, he told me that he was going to put it in his report that I ran off the road. In 2007, the police told me don't bother to call them. The Mersino's has family members in the police depart.
Here is my Proof; I have a lot of ongoing flooding problem. All the water that drains onto my property it goes under the house When it comes to are water pumps, that we purchase. It could not keep up with all the water, the pump just quit working aver time.
Here is my Proof; In 2005 I slipped and fell and hit my head on the bottom on the front porch steps due to the ice that was under the show. In 2007 and again in 2010 I had to have emergency surgery on five ruptured dis to my nick, it left me with permanent nerve damage and pain to my right side of my body.

Here is my Proof; This is Rodney and Karen Mersino first Mortgage. They did two Mortgage with Oxford Bank, they first in 1974, and 1986, both were never recorded in the Oakland County Register of Deeds. On Mersino's website send that their business, Dewatering Inc stared in 1987 when it really stared in 1978, the business stared while they are living in my house.
To this day this business work with the State D.E.Q. and the Oakland and Monroe Countys.
Here is my Proof; This is one of the pages to a Last Will and Testament for Thomas D. Tersigni a lifetime leasehold, Thomas is Karen Mersino's father. In 1990 Karen and her brother's and sister's live in my house just before we moved in. The Tersigni and Mersino told Jerame and Elizabeth Patryjak to sell the house to us, they never live here.
Here is my Proof; I overpaid on my property taxes and the township gave me a refund in my name but not in my husband's name. The Township and Oxford Bank, both works together to rip us off.
My Credit Union gave my Mortgage to First mortgage on 1/18/2012. my husband and I never sign this document; my credit union and first mortgage sign are signature.
Here is my daughter, she got in trouble in 2016, when the Sheriff pull her over, my tabs on my car ware expired. The officer claim that she was under the presence of drugs. My daughter prescription drugs were on the front seat in a white paper bag stapled. Later the officer didn't charger her for the expired tabs. he took her prescription, then he arrests her. Later when she got her prescription back, she noticed a lot of her medicine was missing from the pill's bottles. My daughter was charged twice for the same crime, the Sheriff charged her with drugs and alcohol. This arrest was over her having her prescription with her. She suffers from severe migraines, my daughter does not drink alcohol or taken any hard street drug.
Here is my Proof: In 20015 I found online my next-door Neighbor Paul Franzo arrest records; he moves in 2000; at the time he was arrest it was under the address of 3685 Dartmouth rd. Clarkston, MI 48346 that was a legal arrest. But when my daughter was arrest it was under the address of 3755 Dartmouth rd. Oxford, MI 48371. What they had done to my daughter was NOT a Legal Arrest, her Court Case's and her Custody Case should have never happened.
Here is my Proof; The Court system went after my daughter and my grandkids; she paid on 10/1/2021 $2,245.00 in court fees. Judge Mary Brennan massed up my daughter divorce case. My daughter had to wait two years just to get her money. Mary Brennan accused herself from the case. When my daughter had my granddaughter, we didn't know at the time that she was really sick, it was her thyroid. Judge Lisa Langton took my daughter children away, the Judge did not charge her with any crimes. When it came to the kids my daughter never went to jail.

The County receive Federal funding, they also got incentives for each adoption's children in this State.
Here is my Proof: This is a receipt that Judge Mary Brennen signed. When my daughter paid the court back, Judge Mary Brennen signs this receipt, it wasn't legal. Judge Lisa Langton was supposed to sign this receipt. My daughter was never charged or went to jail for losing her children. The court has refused to give my daughter all the court paperwork, so she could appeal her case. Case No: 12-799761-DM
Here is my Proof. The Judge Lisa Langton had my daughter drug tested three time a week for a year and a haft. That Judge had two retire court referees to handle my daughter case. The first retire court referees die just before the case was over. The second retire court referees, that took over her case, he gave my daughter son to her ex-husband. The foster mother took my daughter little girl. The foster mother daughter wanted my granddaughter. The two court retire referees started the fast adoption program, the whole case against my daughter was never legal, it's because the referees were retired.

The State of Michigan has broking environmental laws on public health. Safe Drinking Water Act 399,1976, p1328, imd eff January 4, 1977, Act to protect public health, public water supplies. The powers and control over duties of the Department of Environmental Quality (D.E.Q).
You can view the records for free before you buy your next home or property. You need to go to the Treasurer's office or the Register of Deeds office to look up the property records. If you want a copy, it will cost you a $1.00 a page. You can go online and look up the records on the Treasurer website or the Register of Deeds website, it will cost you $2.00 a page. You will need to have the address or the parcel ID number to look up the property records. When you are looking at the tax records you will see the parcel ID number it's on the top left side of the page and right next to it is the zoning code. If you don't see the zoning code, you need to look up older records. When you are looking at the taxes records you will see the zoning code and on the code you should see (RA) (Residential Apartments) or (RI) (Residential Improved) or (RP) (Residential Personal) or (RV) (Residential Vacant property). You need to watch out for Farmland, Farmland could be anything, it could be a junk yard or a toxic waste site. When looking at Mortgage records you will see on the top of the middle of the page the libber and the page number. On the top right corner of the same page, you will see the recorded stamp and on the recorded stamp you should see the same libber and page number on it, if you don't see it was not recorded. You need to understand if it is not recorded, the government can lie and get away with it. They will never disclose the whole truth history when it come your property. You need to be very careful on what you say to the Clerk, because he or she will not allow you to view any records. If you are worried about the drinking water you get your water tested, you need to make sure you have the water tested by a private company. Don't trust the health department because they will lie to you. If you fine land that is recorded and has the mineral rights to it, keep it in your family for life, so if a neighbor or a business decided to dump pollution on your property you will not have any problems taking them to court. If the Government or the Police Officer try to search your property, they would have to have a search warrant just to come onto your property.
Before we purchase this house, we had a UAW Attorney to look over the property records. We also had a House Inspector to inspect the house, they took our money. Clarkston Real Estate Agent who helps Century 21 to sell this house to us. We paid Lawyer Title Company to do are title search, so to make sure that we would not get ripped off. I called the United State Senator Debbie Stabenow office, her secretary "Kelly told me on 10/8/04 that my property was mandated to be a dump site / Junk Yard. I ask for their help they refuse; I tape this conversation. Oxford Bank did are first mortgage, are second mortgage was with Motor Parts Credit Union, they change their name to Cornerstone Financial Credit Union. They did a third mortgage with us. this same Credit Union had Mortgage First to handle are mortgage, so to keep me from not asking any questions about are mortgage. My last mortgage was with Quicken Loan, they tricked me by having me signed my signature with their blue inkpad and not with a black inkpad, it was not a legal contract. Quicken Loan handed over are mortgage to J.P. Morgan. My daughter has been really sick while living here, she suffers from thyroid disease sent the age of 16-teen year-old, at the time we had no idea that she was so sick. It caused her to have severe migraines. she has been rushed to the hospital several times her kidneys started to shut down. Her thyroid disease has been undiagnosed for years until now, her doctor is now said she has cervical cancer. My husband had cancer while living here, the cancer is in remission. My husband has been showing signs that he has Parkinson's disease. the C.D.C said that Parkinson's and Dementia come from having bad well water.
